SIA “GRATA ECO HOUSE” - Deception

⚠️ ATTENTION: SIA “GRATA ECO HOUSE” — dispute concerning payment for completed works. We are seeking other affected parties and legal professionals

We, CONSTRUCTION INDUSTRY (SAS), are publishing this warning based on our own documented experience of working with:

In June and July 2026, our team carried out timber panel installation works at the Circle House construction site in Aarhus, Denmark.

The works included installation and preparation activities, installation of fastening elements, panel installation, as well as the unloading and handling of materials. SIA “GRATA ECO HOUSE” was provided with certificates of completed works, invoices, working time records, photographs, and other documents confirming the performance of the works.

SIA “GRATA ECO HOUSE” transferred only EUR 8,000, including an initial advance payment of EUR 5,000. From this advance, we paid for transporting the team and tools to Denmark and purchased some of the consumable materials required for the work. A significant part of the advance was therefore used directly to organise and perform the project.

In our view, a substantial part of the completed works remains unpaid. SIA “GRATA ECO HOUSE” rejected our claims, and a formal dispute between the parties is currently ongoing.

During our cooperation, we also encountered the following issues:

• Before the contract was concluded and our team was sent to Denmark, SIA “GRATA ECO HOUSE” did not inform us about the Danish party’s remuneration requirements based on the terms of the collective agreement applicable at the construction site;

• According to the documents and correspondence in our possession, SIA “GRATA ECO HOUSE” was aware of these requirements in advance. However, this essential information was not taken into account when the contract price was agreed and was not communicated to us in due time;

• The agreed total contract value of EUR 38,000 could not objectively cover the remuneration level required by the Danish party, social costs, supplements, workers’ accommodation, travel expenses, tools, consumable materials, and the other project-related costs. In other words, the price proposed by SIA “GRATA ECO HOUSE” did not, from the outset, correspond to the actual requirements of the Danish collective agreement or the real cost of performing the works;

• After the works had commenced, representatives of SIA “GRATA ECO HOUSE” pressured us and requested that the working time records be altered to include information that did not correspond to the hours actually worked or the actual remuneration conditions. According to our understanding, this was requested in order to pass inspections by the Danish companies and obtain permission to continue the works;

• We consider requests to include false information in official working time records to be an extremely serious matter. The correspondence and other evidence confirming the content of these requests have been preserved;

• Panels, materials, fastening elements, and other necessary components were not delivered to the site within the agreed deadlines, resulting in downtime;

• The lifting equipment provided was defective and was removed from the site without a timely replacement being made available;

• The workers’ accommodation, which SIA “GRATA ECO HOUSE” was required to arrange and pay for under the contract, was not paid for on time. As a result, our team had to purchase emergency travel tickets and leave Denmark at very short notice;

• Repeated promises to make payments, settle the outstanding debt, and amend the contract were not fulfilled within the promised deadlines;

• In our assessment, the proposed rates were substantially below the real value and volume of the works and below the actual market level. At the same time, timely payments, continuous workloads, and profitable long-term cooperation were promised during the negotiations.

Persons involved in organising the cooperation and decision-making:

• Viachaslau Sviatkin / Vyacheslav Sviatkin — listed in publicly available registry information as a member of the company’s Management Board;

• Andrejs Rosljakovs — commercial representative of SIA “GRATA ECO HOUSE”, with whom the principal correspondence and negotiations were conducted;

• Arturs Eresko — listed in publicly available information as the ultimate beneficial owner. During our cooperation, we were informed that significant decisions had to be approved by him.

We have the following evidence in our possession:

• The contract and its amendments;
• Certificates of completed works and invoices;
• Proof of payments made;
• Documents relating to travel expenses and the purchase of consumable materials;
• Email correspondence and messages;
• Actual working time records;
• Correspondence concerning requests to alter the information recorded in the time sheets;
• Documents concerning the remuneration requirements imposed by the Danish party;
• Photographs from the construction site;
• Documents and invoices relating to the workers’ accommodation;
• Audio recordings of negotiations and promises to make payment.

All materials are ready to be provided to a lawyer, a court, trade unions, and the competent public authorities in Latvia and Denmark.

4. The person who represented SIA “GRATA ECO HOUSE”;
5. The documents, correspondence, and other evidence in your possession.

Our objective is to collect and verify similar cases, consolidate the available evidence, prepare joint submissions to the relevant public authorities, and assess together with legal counsel whether a joint legal action or the coordination of separate claims would be possible.

We are also seeking lawyers and legal professionals willing to assist with matters involving commercial law, employment law, the possible inclusion of false information in official documents, and cross-border construction disputes.

We do not encourage threats, harassment, or persecution. We ask that only truthful information capable of being supported by documents or other evidence be submitted.
